This is the immediate first phase after stopping the water source. After visible water is gone, hidden moisture often remains in walls, insulation, subfloors, drywall, and other porous materials. Restoration teams deploy industrial-grade air movers (high-velocity fans), dehumidifiers, and sometimes specialized drying systems to thoroughly dry the structure. They monitor moisture levels with tools like moisture meters and thermal imaging to ensure everything returns to normal dryness (usually within 3–5 days, depending on the extent). This step is critical to prevent mold growth, which can start in as little as 24–48 hours.

Cleaning, Sanitizing & Disinfection

Once dry, affected areas and contents are professionally cleaned to remove contaminants, bacteria, odors, and residues. This includes applying antimicrobial treatments, using HEPA vacuums, air scrubbers, and EPA-approved sanitizers—especially important for "gray" or "black" water (e.g., from sewage or floods). Upholstery, carpets, and personal items may also be cleaned or restored. This service ensures the space is hygienic, safe, and free from lingering smells or health risks.
